This Cookie Policy explains what cookies and similar technologies Homes District uses, why we use them, and how you can manage your preferences.
1. What are cookies?
Cookies are small text files stored on your device when you visit a website. They allow websites to recognize your browser, remember your preferences, and understand how you use the site. Cookies can be "session cookies" (deleted when you close your browser) or "persistent cookies" (remain until they expire or you delete them).
We also use localStorage — browser storage that works similarly to cookies but remains on your device until cleared. We store your cookie consent choice in localStorage under the key homesdistrict_cookie_consent.
2. Types of cookies we use
We use three categories of cookies and local storage:
Strictly necessary
Always active — cannot be declined
Required for the Platform to function. Without these, you cannot log in, create listings, or use the messaging system. These do not require your consent.
Functional
Active when you consent
Remember your preferences across sessions (e.g., map position, saved search filters). Enhance your experience but are not essential to core functionality.
Analytics
Active only when you consent
Help us understand how visitors use Homes District — which pages are visited most, where users drop off, and how features are used. This data is pseudonymized and used only to improve the product.
3. Cookies we set

We do not set advertising cookies, retargeting cookies, or social media cookies. We do not share data with advertising networks.
4. Third-party cookies
When you use Google sign-in, Google may set its own cookies in accordance with Google's Privacy Policy. We do not control Google's cookies.
Our self-hosted map tiles (served from Cloudflare R2) do not set cookies. Map tile requests are handled by range requests directly from your browser.
5. How we obtain consent
On your first visit to homesdistrict.com, we display a cookie consent banner. You may:
- Accept: enables analytics cookies (PostHog + GA4). Your choice is stored in localStorage.
- Decline: disables all analytics cookies. PostHog is not initialized. GA4 remains in "consent denied" mode per Google Consent Mode v2 — no analytics data is collected.
We use Google Consent Mode v2: analytics tracking defaults to denied on every page load, and is only activated if you have previously accepted cookies (your choice is re-applied from localStorage on each visit). This means GA4 never collects data before you consent — even if you leave and return.
Strictly necessary cookies (your authentication session, your consent preference itself) are set regardless of your choice, as they are essential to platform operation.
6. How to manage or withdraw consent
Change your cookie preference: Clear your browser's localStorage for homesdistrict.com, then refresh the page. The cookie consent banner will reappear. Steps by browser:
- Chrome: Settings → Privacy and security → Cookies and site data → See all site data → homesdistrict.com → Clear
- Firefox: Settings → Privacy & Security → Cookies and Site Data → Manage Data → homesdistrict.com → Remove
- Safari: Preferences → Privacy → Manage Website Data → homesdistrict.com → Remove
- Edge: Settings → Cookies and site permissions → Cookies and site data → See all cookies and site data → homesdistrict.com → Delete
Browser-level opt-out: You can configure your browser to block all cookies (this will break sign-in functionality) or to delete cookies when you close the browser.
Global Privacy Control (GPC): We honor GPC browser signals as an opt-out of analytics sharing. If your browser sends a GPC signal, we treat it as an analytics decline.

7. What happens if you decline cookies
If you decline analytics cookies, Homes District continues to function fully. You can still:
- Browse all listings
- Create an account and sign in
- Create, manage, and promote listings
- Send and receive messages
- Save listings to your wishlist
- Use all calculators and tools
The only impact is that we collect less data about how you use the site. Your core experience is not degraded in any way.
8. Changes to this cookie policy
We may update this Cookie Policy when we add or remove cookies. We will update the "Last updated" date at the top. For material changes (new cookie categories, new third-party providers), we will display a new consent prompt. For non-material changes (updated descriptions, typos), we will update this page without a new prompt.
